How this calculator works
The calculator starts from an annual premium baseline (pick a state to use its NAIC 2023 HO-3 average, or enter a quote you already have) and applies this site's own sensitivity multipliers, which NAIC does not publish or endorse: dwelling coverage divided by home value, clamped to 0.7-1.5; deductible factors of 1.00 below $1,000, 0.90 at $1,000-$2,499 and 0.80 at $2,500 or more; 1.10 for a pool and 1.08 for a trampoline; 0.90, 1.00, 1.10 and 1.35 for excellent, good, fair and poor credit; 1.00 through age 25, 1.10 at 26-50 and 1.20 above 50 for the home's age; and 1 + 0.20 for each claim in the last five years. Monthly cost is the annual figure divided by 12. Personal property is shown at 50% of dwelling coverage (NAIC's consumer example) and liability as a $100,000 planning assumption. Construction, roof, wind and hail deductibles, endorsements and each insurer's own underwriting are not modeled, so the result is a planning figure, not a quote.

Frequently Asked Questions
How much is homeowners insurance a month?
NAIC's latest state table puts the countrywide HO-3 average at $1,737 a year for 2023, about $145 a month. Starting from that baseline, this calculator gives $1,563 a year for a $400,000 home insured for its value with a $1,000 deductible, good credit, a 20-year-old house and no claims. Averages are two years old and blend every coverage level, so get current quotes before you budget.
Which states have the most and least expensive homeowners insurance?
In NAIC's 2023 HO-3 table, Louisiana ($3,027), Texas ($2,864), Florida ($2,779) were the most expensive and Wisconsin ($923), Oregon ($1,003), Nevada ($1,013) the least. 19 of the 50 states were above the countrywide average. The full table is below the calculator.
Does a standard policy cover floods and earthquakes?
No. An HO-3 policy generally covers the dwelling on an open-perils basis, personal property for named perils, liability and additional living expenses, subject to its terms and limits. Flood and earthquake damage need separate coverage or an endorsement.
